Development Proposal
When undertaking any construction project from Renovation to New Build or Commercial Fit out, a Development Proposal is a great way to start. The Development Proposal allows you, and us, to better understand the scope of your project. We begin to collate information required for building consent, look into local planning rules that may affect your project and give some initial estimates of how much things may cost.

Concept Design
Concept Design phase is a 3 step process. Given your brief, we thoroughly explore all options. We bring you in at key stages during the process to make sure we are heading in the right direction. Upon conclusion of the Concept Design stage you will have a fully developed set of plans you can take to your builder for pricing.
1. Initial Concepts- 2 to 3 basic Concept Plans based on your brief. As well as your concept we will also present some other solutions that we believe will achieve your goals (aims?).
2. Developed Design- 1 to 2 Developed Design Plans. Following presentation of the Concept Plans we take on board your feedback and rework that plans, including what you liked and discarding what you didn’t.
3. Final Concept- Upon getting your feedback after presenting the Developed Design we complete a set of drawings for sign off and pricing. In this final design we aim to provide as much information as possible and include a Site Plan, Floor Plan, Elevations and Window Schedule. The more information collated at this stage, the more accurate your pricing.
4. Pricing Plans- The final set of Concept Plans have the information builders require to provide you with more accurate pricing for your project. If you feel the price is right we move to the Construction Drawings.
Cost: Varies depending on the scope of the project. Once the Scope of Work has been agreed we are able to provide a fixed price for Concept Design.
Building Consent Application
We will take care of applying for and processing your building consent if required. From your concept we will produce the working drawings along with any other documentation that will be required to present to your local council. We then answer and Requests for Information (RFI) for the council until the consent has been approved.

Once your building consent has been approved your builder can get started. Once your project is complete the General Contractor will apply for your Code of Compliance Certificate from your local Building Consent Authority.
